Visit overview
Last July we carried out the technical inspection of the building (ITE) of a building located in the Gràcia cross section, in the Gracia Nova neighborhood, belonging to the municipality of Barcelona.
The environment, background and general description of the building
The building was built in 1968, it has 8 floors for housing, with a commercial space on the ground floor. It is located in a suburban urban fabric, the result of the first growth of the historic center of Gracia. As you well know, the Gracia neighborhood formed an independent municipality from Barcelona until the space between the two urban centers was filled with the construction of the Eixample at the beginning of the 20th century.
The building (structure, envelope, facilities, etc.)
The vertical structure of the building is made up of load-bearing walls up to the upper floors and a shoring with concrete porticoes on the ground floors. The horizontal structure is made of precast concrete beam slabs and ceramic vault, covering spans of approximately 5 meters. The envelope is made up of single-pane facades with a brickwork finish, a dividing wall on each side in direct contact with the adjacent building, a flat, walkable roof with a ceramic tile finish and a slab in contact with the ground.
Coordination between neighbors and the fact that all homes were allowed in has helped make the visit run fast and in just one visit.
