Project Description
The pre-existing local are located in a building from the mid-70s, which has a pillar structure and a one-way reinforced concrete slab.
The clients wanted to convert a local, previously used as offices, into a house for two people. In order to carry out the change of use, the main thing is to be clear about the program: a simple house with wide spaces, versatile and adaptable. But the regulations must also be taken into account in these cases, in order to guarantee both safety and comfort conditions.
The house is made up of two differentiated environments: when entering from the landing we find a hall, necessary by fire protection regulations, which in turn gives access to a storage room of about 5m2 (with a window to the interior patio) and to the rest of the living place. Through this last door, you reach a distributor from which you access a spacious 5m2 bathroom (with a door that leads to the interior patio of the building, whose surface is flush with the floor of the house) and to the main space of the house. This space, which serves as a living room-dining room-kitchen and bedroom, does not have interior compartments, so that its own spaciousness (33 m2) and the differentiation of environments achieve the versatility sought by customers. In addition to the window in the kitchen area, facing the interior patio, the lighting and ventilation of this space is achieved thanks to a large window on the main facade. Of course, both the finishes of the house and its facilities are renovated and adapted to the complete project.
Thanks to this, the requirements of the owners are fully satisfied, also complying with all current regulations in matters of changes of use to housing.
