Visit overview

Last July we carried out the technical inspection of the building (ITE) of a building located on Comerç street, in the Santa Eulalia neighborhood, belonging to the municipality of Hospitalet de Llobregat. The technical inspection of the building has been carried out in a visit in which the technician has been allowed access to the interior of all the houses and the current state of the property has been verified. During the inspection, the installation systems, the enclosure enclosure systems, the condition of the building structure and the degree of accessibility were reviewed.

The environment, background and general description of the building

The building was built in 1978, in an urban fabric that is characterized by being the first growth ring of the historic center of Hospitalet de Llobregat. The building consists of a ground floor and 4 upper floors for housing. The building has two houses per floor, leaving a total of ten entities.

The building (structure, envelope, facilities, etc.)

The vertical structure of the building is made up of load-bearing walls combined with interlocking walls and the horizontal structure is made up of unidirectional flat floors with spans of approximately five meters. The envelope is made up of two facades (one main and one rear) of double sheet of ceramic masonry with an air chamber, two party walls in direct contact with the adjacent buildings, a traditional walkable flat roof and a slab in direct contact with the ground.

With the ITE report, the residents have received guidelines for the maintenance of the building along with the certificate of aptitude granted by the Department of ‘’ Habitatge ’’ of the Generalitat.
